Why off-market, and why through an advisor

At the top of this market, the sellers who matter don't list. They test quiet interest through people they trust. Access is the entry fee, but access alone is where most buyers get hurt: an off-market deal carries no portal history, no visible comparables, and often a price anchored to the seller's ego rather than the asset's worth.

My job is to get you through those doors, and then to be honest with you once we're inside. If the asset is right and the price is wrong, I'll say so, even when it would be easier and more profitable for me to stay quiet.

Every serious opportunity comes to you as a written pack, not a phone call and a feeling. Inside: my assessed fair value against real comparables, not asking prices. Title and ownership verification. Service charge history and where it's heading. The seller's actual position, because why they're selling shapes what you should pay. And the honest drawbacks, in writing, because a pack that only says yes isn't due diligence, it's marketing.
