Why this exists
Buying a unit gives you exposure to one building. Investing in the developer gives you exposure to the margin on everything they build. It's a different risk, a different return profile, and it deserves a different level of scrutiny, which is precisely why most people should never do it on the strength of a pitch deck.
What my due diligence covers
- 1.Delivery record: every completed project, on-time performance, and handover quality, independently confirmed
- 2.Financial position: debt structure, escrow discipline, and how the raise proceeds are ring-fenced
- 3.Pipeline reality: land actually secured versus land announced, and the margin assumptions underneath
- 4.The IPO pathway: what has to be true for a listing to happen, and what your position becomes if it doesn't
- 5.Exit and downside: how you get out, in the good scenario and the bad one

Developer investment carries genuinely different risk from buying property. The AED 10,000 entry point makes it accessible; it doesn't make it simple. Every investor receives the full due diligence findings, risks included, before committing anything.
