This is secondary off-plan, not resale of a completed home. I hold AED 1.5 billion of rolling stock across Dubai's sold-out communities, priced beneath the developer's original price. Original purchasers exiting before handover; studios, apartments, luxury villas, up to whole tower blocks. It never reaches a portal.

What still needs checking

A discount is not automatically a deal. I verify the transfer mechanics with the developer, confirm the outstanding payment schedule transfers cleanly, check the seller's instalments are genuinely paid and documented, and assess whether the "discount" is real against today's fair value rather than a launch price that was inflated to begin with.

AED 1.5 billion of rolling stock

This isn't a marketplace I dip into. It's rolling stock I hold: at any given time, around AED 1.5 billion across sell-out communities, all sitting beneath the developer's original pricing. It changes week to week, as some sellers complete and new ones come to me. You can't browse it, because sellers at this level demand discretion. You can only be shown the parts of it that fit your brief, which is precisely how it should work.

Who this works for

Family offices and institutions use it to acquire floors and whole towers at negotiated bulk pricing. Investors use it to buy into proven, sold-out communities without the launch-day scramble. And if you simply want a great deal, whatever your budget, this is where they live: the same mechanics work at AED 800,000 as they do at AED 80 million.
